Angela was helping her dad sell his home of 22 years as they were 𝒸𝑜𝓂𝒷𝒾𝓃𝒾𝓃𝑔 𝒽𝑜𝓊𝓈𝑒𝒽𝑜𝓁𝒹𝓈. The house 𝙣𝙚𝙚𝙙𝙚𝙙 𝙖 𝙡𝙤𝙩 𝙤𝙛 𝙧𝙚𝙣𝙤𝙫𝙖𝙩𝙞𝙤𝙣 but could be an ideal family home for someone soon. We enjoyed "meeting" the owners at Poole, even though we only spoke on the phone! They lived out of town, and had a property that hadn't been lived in for a number of years. We were able to complete every required transaction to buy the house without them ever leaving their hometown, and soon it'll be a great home for someone!

Ms. Martha was trying to sell her mother's old home, which they had rented for several years. Although it needed some repairs, they listed it with an agent, and it sat for months with no offers. Micky had known the owner of a cute home in Rossville for years. He'd been the handyman and lawn guy for her, and as she aged he was the trusted friend who held Power of Attorney for her. When we met, the mortgage company was about a week from foreclosing and taking the home. We were able to move quickly to stop the foreclosure, and provide funds for her ongoing care. Working with Micky was a pleasure!

Lee and Tina were trying to work through the probate process for Tina's mothers home. The estate process had gone on for over 6 years, and they were exhausted dealing with attorneys and the state. 𝗪𝗲 𝗯𝗿𝗼𝘂𝗴𝗵𝘁 𝗶𝗻 𝗰𝗼𝗻𝘀𝗶𝗱𝗲𝗿𝗮𝗯𝗹𝗲 𝗲𝘅𝗽𝗲𝗿𝗶𝗲𝗻𝗰𝗲 𝗮𝗻𝗱 𝘄𝗲𝗿𝗲 𝗮𝗯𝗹𝗲 𝘁𝗼 𝗰𝗹𝗼𝘀𝗲 𝘁𝗵𝗲 𝘀𝗮𝗹𝗲 𝗽𝗿𝗼𝗺𝗽𝘁𝗹𝘆, 𝗯𝗿𝗶𝗻𝗴𝗶𝗻𝗴 𝗰𝗹𝗼𝘀𝘂𝗿𝗲 𝘁𝗼 𝘁𝗵𝗲 𝗲𝗻𝘁𝗶𝗿𝗲 𝗽𝗿𝗼𝗰𝗲𝘀𝘀. It's a great house that will have a family living there soon!

Stephen inherited his grandparents home, which had been a gathering place for him and his family for many generations. Their needs as a family changed and substantial repairs were needed, so we worked with Stephen and his father, Kenneth, to create a plan they liked and bought it in its current condition. We're excited to update this lovely family home to be enjoyed for more generations to come!

Tami had a lovely home in Ooltewah, but some family health issues meant it was a good thing for her to relocate. Time was important, and she really wasn't able to do the little repairs most buyers usually ask for. We first spoke to Ms. Brown over 2 years ago. It was a fantastic brick ranch home, but had suffered a small fire. Making a change can always be challenging, and Lee was able to help answer questions as the family worked out what made the most sense. Once a better home situation made sense, we were able to buy the house as-is, without them even having to remove unneeded furniture. It was a prompt and easy transaction, and we're thrilled to see the updates that will make it a family home for someone for years to come!

Travis had inherited his grandparents’ home. He and his wife are starting their life together, and their jobs meant a home in Cleveland wasn't a fit. David and Julie wanted to downsize and simplify their lives. Their house had gotten to be too much to handle with repairs and maintenance, and buying an RV and traveling is what they wanted more. Angela and Jonathan had lived in their house in Cleveland for over 15 years. They were offered an opportunity in Oklahoma and this change was very exciting for their family. It was a great house but needed some repairs, and the timeline to move to Oklahoma made it difficult to do all the repairs, staging and a traditional sale of the house. This property was originally Brian's family home, but life changes had turned it into 🅰 🆁🅴🅽🆃🅰🅻 🅿🆁🅾🅿🅴🆁🆃🆈. Unfortunately, the occupants didn't do a great job of taking care of the house and left unexpectedly, 𝐥𝐞𝐚𝐯𝐢𝐧𝐠 𝐁𝐫𝐢𝐚𝐧 𝐰𝐢𝐭𝐡 𝐦𝐚𝐧𝐲 𝐫𝐞𝐩𝐚𝐢𝐫𝐬 𝐚𝐧𝐝 𝐚 𝐦𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐭𝐡𝐚𝐭 𝐰𝐚𝐬 𝐟𝐚𝐫 𝐛𝐞𝐡𝐢𝐧𝐝.😟 We connected with him just in time, and our team was 𝙖𝙗𝙡𝙚 𝙩𝙤 𝙞𝙣𝙩𝙚𝙧𝙫𝙚𝙣𝙚 𝙞𝙣 𝙩𝙝𝙚 𝙡𝙚𝙜𝙖𝙡 𝙥𝙧𝙤𝙘𝙚𝙨𝙨 𝙗𝙚𝙛𝙤𝙧𝙚 𝙩𝙝𝙚 𝙝𝙤𝙪𝙨𝙚 𝙬𝙖𝙨 𝙡𝙤𝙨𝙩 𝙩𝙤 𝙛𝙤𝙧𝙚𝙘𝙡𝙤𝙨𝙪𝙧𝙚. We were excited to celebrate a successful sale with Brian, and glad we could relieve him of a stressful burden! 😀👊🎉

Ms. Judy loved and cared for her home for many decades! It had been 𝒶 𝒽𝒶𝓅𝓅𝓎 𝓅𝓁𝒶𝒸𝑒 to raise a family, share meals, and enjoy neighbors in East Ridge, but she was ready to make some changes. Ms. Judy owned this house down the street from her residence for many years. She was able to sign closing papers at the title company in about 10 minutes!🫶

This property became too much for Marc and Suzy to take care of and they needed to move in with their mother-in-law. We were able to offer a solution and helped them get creative terms for their house. In a few short weeks, they were able to move without the stress of repairs!

The Davises purchased this property as an investment in 1992 and only ever had one tenant! The lady saw Mr. Davis working on the property then and asked when it would be available for rent. After Mr. Davis' passing, the family decided to sell the property. We worked with the family to help not only with the purchase AND also helped the tenant who had lived in the house for 30 years!

Preston was the executor for his grandmother's estate, and had dealt with the mortgage company making things difficult for YEARS. Gary had a small two bedroom home in Red Bank that had been used by members of his family for decades, ever since his mom and dad purchased it. The process was smooth, and while she focused on the new home, we put the closing together. We met again at the title company, and wrapped things up in about 5 minutes. We're thrilled that she was so happy with our process and wish her the very best!

Scott had lived in his house in Hixson for many years. Unfortunately, a few health issues and career changes meant it just wasn't an affordable option, and the foreclosure attorneys had started their process before he reached out to us. Tommy and his wife hadn't lived in the house on Esquire for MANY years and the folks there hadn't taken good care of it. 𝘐𝘵 𝘸𝘢𝘴 𝘢𝘣𝘰𝘶𝘵 𝘵𝘰 𝘣𝘦 𝘴𝘰𝘭𝘥 𝘰𝘯 𝘵𝘩𝘦 𝘤𝘰𝘶𝘳𝘵𝘩𝘰𝘶𝘴𝘦 𝘴𝘵𝘦𝘱𝘴. 𝗪𝗲 𝘄𝗲𝗿𝗲 𝗮𝗯𝗹𝗲 𝘁𝗼 𝘀𝘁𝗼𝗽 𝘁𝗵𝗲 𝗳𝗼𝗿𝗲𝗰𝗹𝗼𝘀𝘂𝗿𝗲, 𝗮𝘀 𝘄𝗲𝗹𝗹 𝗮𝘀 𝗯𝘂𝘆 𝘁𝗵𝗲 𝗵𝗼𝘂𝘀𝗲 𝘄𝗶𝘁𝗵𝗼𝘂𝘁 𝗮 𝘀𝗶𝗻𝗴𝗹𝗲 𝗿𝗲𝗽𝗮𝗶𝗿!

Pat moved to Rossville to be closer to family, and enjoyed being here for about 7 years. However, 𝗵𝗶𝘀 𝗸𝗶𝗱𝘀 𝘄𝗲𝗿𝗲 𝗿𝗲𝗹𝗼𝗰𝗮𝘁𝗶𝗻𝗴 𝗮𝗻𝗱 𝗶𝘁 𝘄𝗮𝘀 𝘁𝗶𝗺𝗲 𝗳𝗼𝗿 𝗵𝗶𝗺 𝘁𝗼 𝗱𝗼 𝘁𝗵𝗲 𝘀𝗮𝗺𝗲. He had started some awesome rehab work on the house, but it was certainly not finished or market-ready. 𝙒𝙚 𝙗𝙤𝙪𝙜𝙝𝙩 𝙞𝙩 𝙟𝙪𝙨𝙩 𝙖𝙨 𝙞𝙩 𝙬𝙖𝙨, 𝙖𝙣𝙙 𝙖𝙘𝙩𝙪𝙖𝙡𝙡𝙮 𝙨𝙞𝙜𝙣𝙚𝙙 𝙩𝙝𝙚 𝙘𝙡𝙤𝙨𝙞𝙣𝙜 𝙙𝙤𝙘𝙪𝙢𝙚𝙣𝙩𝙨 𝙤𝙣 𝙩𝙝𝙚 𝙙𝙚𝙖𝙡 𝙤𝙣 𝙝𝙞𝙨 𝙛𝙧𝙤𝙣𝙩 𝙥𝙤𝙧𝙘𝙝!

Eric and Marian had lived in their East Ridge home for 21 years. They were relocating across the country to be close to their family, and wanted a simple transaction. Larry and Linda had purchased their first home together about 45 years ago. They had not lived there for over 20 years, and it had been either a rental or spot for kinfolk since they moved. Unfortunately, 𝐭𝐡𝐞𝐲 𝐰𝐞𝐫𝐞 𝐟𝐚𝐜𝐞𝐝 𝐰𝐢𝐭𝐡 𝐚 𝐝𝐢𝐟𝐟𝐢𝐜𝐮𝐥𝐭 𝐬𝐢𝐭𝐮𝐚𝐭𝐢𝐨𝐧 𝐚𝐧𝐝 𝐬𝐢𝐠𝐧𝐢𝐟𝐢𝐜𝐚𝐧𝐭 𝐝𝐚𝐦𝐚𝐠𝐞 to the home when someone removed the roof and ceiling, and pulled up the subfloor. 𝙍𝙖𝙩𝙝𝙚𝙧 𝙩𝙝𝙖𝙣 𝙩𝙧𝙮 𝙩𝙤 𝙧𝙚𝙥𝙖𝙞𝙧, 𝙩𝙝𝙚𝙮 𝙨𝙤𝙡𝙙 𝙞𝙩 𝙩𝙤 𝙪𝙨 before more harm could come to the home. We closed within a week, and the money will pay off their current home, protecting them from future expenses!

David was in the midst of a major career switch, as well as combining households. All good things, but it meant the house he had bought about 18 months earlier wasn't needed. Mike had a family home that was vacant for some time, but it needed significant work. He decided having 𝐚 𝐬𝐦𝐨𝐨𝐭𝐡 𝐚𝐧𝐝 𝐬𝐢𝐦𝐩𝐥𝐞 𝐭𝐫𝐚𝐧𝐬𝐚𝐜𝐭𝐢𝐨𝐧 𝐰𝐚𝐬 𝐚 𝐠𝐨𝐨𝐝 𝐟𝐢𝐭 𝐟𝐨𝐫 𝐡𝐢𝐦, 𝐫𝐚𝐭𝐡𝐞𝐫 𝐭𝐡𝐚𝐧 𝐬𝐩𝐞𝐧𝐝𝐢𝐧𝐠 𝐭𝐢𝐦𝐞 𝐚𝐧𝐝 𝐦𝐨𝐧𝐞𝐲 𝐨𝐧 𝐭𝐡𝐞 𝐫𝐞𝐩𝐚𝐢𝐫𝐬. Mike travels frequently, but we were 𝙖𝙗𝙡𝙚 𝙩𝙤 𝙘𝙡𝙤𝙨𝙚 𝙬𝙝𝙚𝙣 𝙝𝙚 𝙬𝙖𝙨 𝙞𝙣 𝙩𝙤𝙬𝙣, 𝙬𝙞𝙩𝙝 𝙣𝙤 𝙙𝙧𝙖𝙢𝙖 𝙤𝙧 𝙗𝙖𝙘𝙠-𝙖𝙣𝙙-𝙛𝙤𝙧𝙩𝙝. The rehab project has already begun on this family home in Rossville, and it'll be a lovely project!

Janet reached out to us after the passing of her husband, and was understandably anxious about the idea of selling her family home! We spoke on multiple occasions, and sat down with her extended family to 𝙥𝙪𝙩 𝙩𝙤𝙜𝙚𝙩𝙝𝙚𝙧 𝙖 𝙥𝙡𝙖𝙣 𝙖𝙣𝙙 𝙖 𝙩𝙞𝙢𝙚𝙡𝙞𝙣𝙚 𝙩𝙝𝙖𝙩 𝙬𝙤𝙧𝙠𝙚𝙙 𝙛𝙤𝙧 𝙝𝙚𝙧.
Sometimes life brings changes that are very difficult, and we are so thankful that Janet trusted us to help her with one of the biggest pieces of that process. Janet and her mother are now starting a new chapter in a home more suited to their needs, and we can't wait to see what happens at the adorable Craftsman Bungalow she and her husband took such good care of for so many years!

Mary Ann grew up in the house next door, and she and her brother had both 𝓫𝓾𝓲𝓵𝓽 𝓱𝓸𝓶𝓮𝓼 𝓸𝓷 𝓽𝓱𝓮 𝓯𝓪𝓶𝓲𝓵𝔂 𝓹𝓻𝓸𝓹𝓮𝓻𝓽𝔂 over 40 years ago. After her husband passed and the rest of the family had moved on from the family place, she struggled to hold onto the house through multiple bankruptcies, and the 𝐦𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐜𝐨𝐦𝐩𝐚𝐧𝐲 𝐝𝐞𝐜𝐢𝐝𝐞𝐝 𝐭𝐨 𝐟𝐨𝐫𝐞𝐜𝐥𝐨𝐬𝐞. Fortunately, she was able to keep everything important to her from the home, including getting a few things out of the home after we closed. 𝙒𝙞𝙩𝙝 𝙤𝙪𝙧 𝙝𝙚𝙡𝙥, 𝙈𝙖𝙧𝙮 𝘼𝙣𝙣 𝙬𝙖𝙨 𝙖𝙗𝙡𝙚 𝙩𝙤 𝙩𝙪𝙧𝙣 𝙖 𝙝𝙪𝙜𝙚 𝙡𝙞𝙖𝙗𝙞𝙡𝙞𝙩𝙮 𝙞𝙣𝙩𝙤 𝙧𝙚𝙨𝙤𝙪𝙧𝙘𝙚𝙨 to make her more comfortable at her current home!

In recent years, other family had been living in the home but unfortunately didn't help with maintenance or the costs of owning a home. We were able to work out a way to get important possessions that Carolyn wanted to keep from the home and 𝐜𝐥𝐨𝐬𝐞 𝐨𝐧 𝐚 𝐬𝐜𝐡𝐞𝐝𝐮𝐥𝐞 𝐭𝐡𝐚𝐭 𝐬𝐮𝐢𝐭𝐞𝐝 𝐂𝐚𝐫𝐨𝐥𝐲𝐧 𝐚𝐧𝐝 𝐡𝐞𝐫 𝐟𝐚𝐦𝐢𝐥𝐲. It was simple and easy, and with some time and effort will be the home she remembers, ready for a new family soon!

Rachel had bought a starter home on Missionary Ridge several years ago. She and Julian had later met and gotten married, and wanted to make a change without having to make a bunch of repairs. They worked 12 hour days on nuclear outage projects, so the timing of closing was important.
