The unfortunate reality is what I am revealing to you may not be appreciated by some in the real estate investment community, but it needs to be shared in order to protect you!
I’m sure you have noticed the ugly, yellow signs littering the side of the road or hanging from telephone poles that advertise “We Buy Houses”. In most cases, this is not actually true. There are many “companies” (and I use that term loosely) who employ this method of marketing, when in actuality the “company” is someone who has just attended a weekend seminar.
At these seminars, the attendant is told that if you just put out those bright, yellow signs people will call you to buy their house. Yet, many of these people have never bought a house in their life, much less bought a house from anyone else. They are just doing what a real estate guru said is a great investment strategy that requires no money.
What really happens is the person meets with you, signs a contract with no intent to ever buy the property and then shops the contract to another “investor”. If they can’t find someone to sell the contract to, they will break the contract by citing one of the many contingency statements that allows them to back out of the deal. Which leaves you, the seller, still with a house to sell and less time to sell it!
Now to be fair, there are reputable companies that will in fact buy your house. Optimally, they will seek to create a win-win scenario by being reputable and honest, and have the ability and resources to actually purchase your house.
